If a damp patch returns with the first heavy rain, you may find yourself moving belongings away from the same corner again. You want the terrace fixed before another monsoon, and your first question is a practical one: how much will it cost?
For the 1,000 sq ft terrace in this example, the waterproofing subtotal is ₹79,000. A separate 10% reserve brings the budget to ₹86,900. That includes treatment along the edges, primer, minor repairs, labour and agreed checks. Major crack repairs, complete removal of old layers and slope correction cost extra.
The alternative systems below have illustrative costs ranging from roughly ₹50,000 to ₹2 lakh. What you pay depends on the roof's condition, the chosen system and local written quotations. All prices in this article are examples, not current dealer quotes.
To see where the money goes, let's follow one roof from the first inspection through measurement, coating packs and the final cost sheet.
Start with the leak and how you use the terrace
Have the contractor inspect the terrace as well as the stain indoors. Check the drain, pipe joints, the parapet—the low wall around the roof—and any lifting coating. Water may enter somewhere other than directly above the damp patch. Ask for a written list of the problems and the proposed treatment for each.
Explain how you use the terrace, including whether people walk on it regularly and whether the coating will stay exposed or have another finish over it. Product suitability depends on that use and the existing surface. Once the preparation and coating system are clear, the price becomes easier to assess.
Why a 1,000 sq ft roof can mean 1,100 sq ft of treatment
The main roof measures 1,000 sq ft, but the coating does not necessarily stop at its edges. In this example, measured vertical strips and other details add 100 sq ft. The total treatment area is therefore 1,100 sq ft, or approximately 102.19 m².
The extra area is actual work, not a wastage allowance. Measure your own upstands—the vertical sections where the coating turns up at an edge—using their lengths and coating heights. Your roof may need more or less than this example's 100 sq ft.
One contractor may include the edges in the main roof rate, while another prices them separately. Make sure both quotations cover the same surfaces before comparing totals.
Compare waterproofing systems on the same basis
With the area measured, you can compare the proposed systems. The assumed rates below include basic system materials and application labour for the 1,100 sq ft treatment area. They exclude removal of old layers, new slopes, tiles and applicable taxes.
| System | What to confirm | Assumed ₹/sq ft | Example amount |
|---|---|---|---|
| Cement-polymer coating | Exposed use or need for a protective finish | ₹45–70 | ₹49,500–77,000 |
| Flexible acrylic coating | Primer, thickness and consumption for the stated coats | ₹65–90 | ₹71,500–99,000 |
| Bituminous sheet | Sheet overlaps, corners, edges and protection | ₹80–130 | ₹88,000–1,43,000 |
| Specified polyurethane system | Preparation, joints and protection from foot traffic | ₹110–180 | ₹1,21,000–1,98,000 |
These figures illustrate costs; not every system suits this roof. Ask for any layer needed to improve the slope to be priced separately from the waterproofing.
How many coating packs should you buy?
Once a suitable product is chosen, its stated consumption tells you how much to order. For this worked example, the October 2025 Sikalastic-510 CoolCoat IN data sheet gives 1.2–1.5 kg/m² for two coats combined, with 5 kg and 25 kg packs. We'll use the upper value of 1.5 kg/m² and buy 25 kg packs.
The product is intended to remain exposed. The same sheet says not to cover it with tile or concrete, or apply it where poor slopes cause water to stand for long periods. Confirm that it suits the terrace before ordering.
First convert the treatment area: 1,100 × 0.09290304 = 102.193344 m². Keep that unrounded value in the calculation; the figures below are displayed to two decimal places:
102.19 × 1.5 ≈ 153.29 kg; with an illustrative 10% handling allowance, about 168.62 kg
168.62 ÷ 25 ≈ 6.74 packs → buy 7 packs, totalling 175 kg
The 10% handling allowance is an example, not a fixed requirement for every job. Round up to whole packs only after calculating the required quantity.
The manufacturer's consumption already covers both coats, so multiplying by two again would overstate the order. Primer and specified joint-reinforcement materials are separate. For another product, repeat the calculation using its own instructions.
Price preparation as well as the coating
The coating order is only part of the job budget. Preparation, primer, repairs and labour need to be included too.
Assume ₹5,500 per 25 kg pack, equivalent to ₹220/kg. This is an illustrative price for the calculation, not a verified selling price.
| Work or purchase | Example basis | Amount |
|---|---|---|
| Main coating | 7 packs × ₹5,500 | ₹38,500 |
| Selected primer | Separate material allowance | ₹6,000 |
| Minor repairs and specified joint materials | Allowance | ₹7,000 |
| Cleaning, preparation and application labour | 1,100 sq ft × ₹20 | ₹22,000 |
| Agreed checks and small items | Allowance | ₹3,000 |
| Delivery and handling | Allowance | ₹2,500 |
| Subtotal | — | ₹79,000 |
This subtotal excludes reinforcing mesh across the full surface. The ₹7,000 minor-repair allowance also excludes major cracks and complete removal of the old coating. If any of those are needed, add their measured quantities and quoted prices before finalising the budget.
Check the area behind a per-sq-ft rate. The same ₹79,000 works out to ₹79 per sq ft of the main roof, or about ₹71.82 per sq ft of the full treatment area. Both describe the same bill, so confirm the area basis before comparing rates.
What changes if the slope needs repair?
Suppose the inspection finds that water collects because the slope needs correcting. If that repair has a separate illustrative price of ₹30,000, the combined subtotal becomes ₹1,09,000. Adding a 10% reserve to the revised subtotal brings the budget to ₹1,19,900. Without the slope work, the original ₹79,000 plus 10% remains ₹86,900.
The ₹30,000 is an example too. If the job involves demolition, such as removing old tiles, include that work, bringing debris down from the roof and any replacement finish as separately measured and quoted items.
Have large or recurring cracks assessed before they are covered. Ordinary filling should not be treated as a lasting repair without that assessment. Also agree on application, curing and testing with the responsible professional, following the product instructions. Every coating has its own timing; a next-day test is not a universal rule.
Put the agreed work in writing
Before work begins, take the quotation back onto the terrace and match each problem from the inspection to its proposed treatment. Check that the document covers the primer, joints, coating thickness, agreed checks and responsibility for remedial work.
Read the warranty with the same care. Look for its duration, what it actually covers, the maintenance conditions and who is responsible if leakage returns. This example assumes no fixed service life. Rely only on promises supported by the material and application terms.
Keep the complete waterproofing job as a separate item in your house construction budget. If you are also planning a bathroom renovation, estimate that work separately because its surfaces and details differ. For the terrace, give each contractor the same measured work list and ask for a quotation against it. That makes the full treatment—and the price—much easier to compare.
Questions that often come up
What does waterproofing a 1,000 sq ft terrace cost?
This example costs ₹79,000 for 1,100 sq ft of treatment, including the roof edges. A separate 10% reserve brings the budget to ₹86,900. Adjust the work and prices for your roof and chosen system.
Does a per-sq-ft price include labour?
It depends on the quotation. The system comparison includes materials and application labour; the itemised cost sheet separates them. Check those inclusions in any quote you receive.
Is slope correction included?
Major slope work is separate from the ₹79,000 subtotal. Adding the illustrative ₹30,000 slope repair brings it to ₹1,09,000 before the reserve.
Should two coats mean doubling the material?
Only if the stated consumption is for one coat. The product used in this example gives the total for two coats, so doubling it again would count the same material twice.
Can this coating be used over a tiled terrace?
Have the existing surface assessed before choosing a system. Also distinguish coating existing tiles from laying new tiles over a coating: the example product does not permit tile or concrete above it. If you choose another product, check its own conditions.
